Project Info

The project consists of the construction of 150 housing units distributed into 8 different types with areas ranging from 145m2 for apartments to 560m2 for private villas. The housing units were built on more than 75,000m2 of land within the Diplomatic Quarters, overlooking the Wadi Hanifa in Riyadh. The project’s actual built up area is 30,000m2. The housing units are with the following features:

  • Outside hard surfaces with decorative pavers, tinted double glazed aluminum windows.
  • Landscape to provide occupant’s oasis.

Project Highlights:
The original contract amount was around SR 90 million (76 Housing Units) that increased to SR 140 Million (150 Housing units) as the Client awarded more villas for construction.

  • While quality specifications and fixtures were designed for the general aspects of the units, the Client offered opportunities for residents to add the final touches and modification to suit their tastes and special requirements. This privilege became the major challenge for Almabani since it resulted to the increase of Change Orders to more than 400. The changes in layout of villas affected all disciplines and activities, schedules and distribution of manpower.
  • Almabani successfully completed the project through:
    a) proper division of work areas for different teams .
    b) effective scheduling and adjustments to Change Orders in relation to target completion dates.
    d) efficient coordination of civil, mechanical and electrical teams in the preparation and execution phases of the work .
    e) competent construction management and maintaining effective line of communication with the Client/Consultant.
